Jakarta, ThedailyID — MRT Jakarta is preparing a major redevelopment of Blok M under a concept called Ultimate Development.
The plan goes beyond the current Blok M Hub. It could include several towers and a skybridge connecting the MRT station, Blok M Hub, and the bus terminal.
MRT Jakarta Property Management Division Head M Iqbal Bimo Arifianto said the Ultimate Development remains under development. MRT Jakarta is also preparing partnership schemes with investors to support the larger project.
“Blok M Hub will undergo a major revitalization. There may be towers, and we will look for partners, including investors,” Bimo said at the MRT Jakarta Fellowship Program 2026 workshop in Central Jakarta on Thursday, September 24.
The plan also includes a Grand Hub Facade concept. The design aims to give Blok M Hub a new identity as an integrated mixed-use transit area.
MRT Jakarta also plans to improve indoor and outdoor spaces. The concept includes green corridors, new gardens, and an amphitheater connecting different levels of the area.
MRT Jakarta began managing Blok M in 2022. At the time, the area faced several issues, including poorly maintained spaces, street vendors, and parking problems.
The company then adopted a placemaking approach. It combined pedestrian access, public transport connections, public spaces, facilities, activities, food, culture, and community engagement.
The transformation continued in 2025 through a 100-day program initiated by the Jakarta administration. Blok M Mall was subsequently transformed into Blok M Hub and later adopted the Blok M Hub Gojek name through a naming-rights partnership.
Bimo said the changes represent an initial stage before a larger revitalization. The age of Blok M’s assets, which range from around 30 to 50 years, is one factor behind the planned development.
Blok M Hub currently attracts more than 25,000 visitors daily. The area has also hosted more than 100 activation events and includes around 242 MSME tenants.
The Ultimate Development will use a mixed-use concept. MRT Jakarta wants the area to remain active throughout the day rather than depend on a single type of activity.
The development could include offices, hotels, residences, and commercial spaces. Bimo also said several towers are being considered, including apartments, hotels, serviced apartments, and housing for middle- and lower-income residents.
MRT Jakarta also plans to retain MSMEs within the future development. The company says the approach aims to keep Blok M accessible to different groups of users.
The development will also use a Know Your Customer approach to map the characteristics and needs of people using the area. This approach will help shape the development beyond purely commercial considerations.
Seeking Foreign Investors
MRT Jakarta is also seeking potential investment partners for the larger revitalization. The current Blok M improvements have been funded by MRT Jakarta, while the next stage could involve external partners.
The company has approached investors in Southeast Asia through a TOD Investment Forum in Singapore. MRT Jakarta also offered the Blok M development concept to potential overseas investors.
Bimo said the partnership could provide more than funding. MRT Jakarta also wants to gain expertise from developers with experience in urban development in other countries.
The company has also started discussions with parties in Hong Kong. However, Bimo said no investment agreement has been reached yet.
The Ultimate Development remains in progress. MRT Jakarta has previously indicated that the concept could become one of its next major developments after the Dukuh Atas Pedestrian Deck project.
